These documents are legally binding upon each property owner within the community of Seneca Chase. The Seneca Chase Homeowners' Association Board of Directors and the Architectural Review Committee are legally bound to oversee, implement and enforce these By-Laws, Covenants and Restrictions. Periodically, the ARC conducts a tour of the 188 properties within Seneca Chase. We have attached to this letter any area(s) of concern, violations, or non-compliances regarding your property noted during a recent walk-about. All checked matters must be corrected immediately, but no later than 30 days from the date of this notice. If, due to any personal circumstances, you simply need more time to bring the checked matter into compliance, please contact us immediately to discuss your needs. We are most interested in working with you to clarify and resolve any outstanding issues within a time frame that is workable, reasonable, and mutually beneficial. Thank You! Trash receptacles, recycle bins and trash of any kind must be stored out of sight from Street at all times except on the eve of pick-up days and the day of pick-up. At all other Times, trash cans, recycle bins and trash/refuse must be stored either in the garage or behind Your house out of sight from the street. They may be stored on the side of your house only if The side yard is fenced and the receptacles cannot be seen through the fence (stockade fence, e.g.). Trim boards must be repainted (Biscuit or White) within 30 days. Boats, trailers, campers, recreational vehicles, unregistered/unlicensed automobiles, etc. can not be left/stored on the street, driveway, front, side or back yards, except for purposes for a period of 48 hours at the beginning or end of each season for maintenance purposes. Please remove ____________________________ within 48 hours. Before making any architectural changes to your home, you must submit an application to the ARC with your plans and drawings for review PRIOR to commencing any such changes. Please submit an ARC application immediately before proceeding. Application available on the website at www.senecachase.org or call your ARC at 703-391-8630. Toys, bicycles, sports equipment, etc. are not to be be left out on the front or side yards visible from the street when not in use. Please pick up and move any items immediately and store them in the garage, shed or completely behind your house out of sight from street. All yards and lawns must be kept mowed and trees/shrubs trimmed on a regular basis during the growing seasons. Please mow and trim immediately and regularly in the future. Driveways must be kept in good, solid condition (no weeds, holes, etc.), using materials that are the same as the original driveway. Please reseal your driveway within the next 30 days. Front Door color must be the same color as either your shutters or your trim color. Please repaint your front door within the next 30 days. Garage Door must be the same color as either your siding color, your shutter color, or your trim color . Please repaint your garage door within the next thirty days. Your property must be maintained in a neat and attractive appearance at all times.
